Lease terms

This single tenancy shall be on a month-to-month basis and shall continue until terminated by either party in accordance with California law. The premises shall be occupied by no more than one (1) person, specifically the approved Tenant named in this Agreement. No other person may reside in or occupy the premises without prior written consent of Owner. Tenant agrees to pay monthly rent of $1400 due on the 1st day of each month. Guests are permitted on a temporary basis only and may not stay more than: Seven (7) consecutive days, or Fourteen (14) total days within any six-month period without prior written consent of Owner. Any guest exceeding these limits shall be considered an unauthorized occupant. The presence of any unauthorized occupant shall constitute a material breach of this Agreement and grounds for termination of tenancy. The premises shall be used solely as a private residence for a single occupant. No business activity, short-term rental, or additional residency is permitted. Tenant shall not sublet, assign, or transfer any interest in the premises without prior written consent of Owner. Failure to pay rent when due shall constitute a material breach of this agreement. Utilities shall be included. Excessive or unreasonable usage may result in additional charges. The premises consist of a private one-bedroom, one-bath unit located on a shared residential property. Certain areas, limited to laundry facilities and some exterior grounds, may be shared with the property owner and/or other occupants. Tenant agrees to conduct themselves in a manner that does not disturb the quiet enjoyment of the property by others. Owner may enter the premises in accordance with California Civil Code 1954, including for repairs, inspections, or to show the unit, with proper notice except in emergencies. Owner maintains a dog on the premises. Tenant acknowledges and accepts the presence of the animal. Tenant pets: open for discussion. Excessive noise, disruptive behavior, illegal activity, or interference with the peaceful use of the property by the owner or other occupants shall constitute a material breach of this agreement. This tenancy may be terminated by either party by providing written notice in accordance with California law. Owner reserves the right to terminate tenancy for any lawful reason, including but not limited to nonpayment of rent, breach of lease terms, or other just cause as defined by applicable law. Any violation of this agreement, including but not limited to nonpayment of rent, violation of house rules, unauthorized occupants, or illegal activity, shall constitute grounds for termination of tenancy and legal eviction proceedings.
