Lease terms

$3,500.00 per month due on the 1st of each month. 12 month minimum, if you sign up for a 2 year lease, rent will be $500.00 lower per month. Must be in writing before hand. If moving in on a date other than the 1st of the month, a prorated rent will be charged based on the full rent divided by the amount of days left of that month. Renter must pay their own electric bill and set up an account with rocky mountain power to get those payments made themselves. Owner will pay for gas, water, sewage, wifi (250 MPS, if you would like more there will be a fee). Renter must have renter insurance. Late fee of $25.00 per day for the first two days and $50.00 per day following 3rd day and on for late payment. $25.00 non sufficient funds fee (IE. a check bounces) Rent can be paid via check, zelle, cash or online via a rental software Turbo Tenant. No more than x3 guests at a time, if you would like more please ask. Pretty open here, no issues if no issues. Any damages to the property outside of normal wear and tear will be deducted from the deposit. An itemized list of all repairs will be shown before any items are paid for and repaired. Normal wear and tear are scuff marks, dirty walls, nail holes, paint defects. Smoking allowed on balcony only, no smoking in house. A smoking fee of $1,500.00 if smoking is caught in home. Landlord will help with any repairs, landlord is responsible for maintaining the HVAC and all components. Renter shall not touch or mess with those items without permission in writing. Must give a 30 day notice if lease is to be broken before hand, deposit non refundable if this occurs - must buyout 50% of the remaining months due if lease is broken.
