Lease terms

Lease term is on annual basis. Tenant shall be responsible for payment of all utilities unless otherwise specified herein. Landlord shall pay for water service. Tenant shall be responsible for gas, electricity, and any other applicable utilities, including internet, cable, and trash service unless otherwise agreed in writing. Smoking of any kind, including but not limited to cigarettes, cigars, marijuana, or vaping, is strictly prohibited within the property. Pets are subject to Landlord approval. A maximum of one (1) small dog (generally under 25 lbs) may be permitted with prior written consent. No cats are allowed. Additional pet deposit and/or monthly pet rent apply. Tenant agrees to comply with all applicable homeowners association (HOA) rules and regulations, if applicable to the property. The property shall be used solely for residential purposes and occupancy shall be limited to approved tenants only. Subleasing or short-term rentals (including platforms such as Airbnb or similar services) are strictly prohibited unless expressly authorized in writing by the Landlord. Tenant shall maintain the premises in a clean and sanitary condition and promptly notify Property management of any maintenance issues. Any damages beyond normal wear and tear shall be the responsibility of the Tenant. Renter's insurance is required and must be maintained throughout the lease term, with proof provided prior to occupancy.
