We are seeking a responsible, self-sufficient tenant who will treat this home with care and respect just as if it were their own. Ideal tenants will be comfortable managing day-to-day upkeep and minor maintenance. Must have credit score of 650+ and combined household gross income of 3x rent amount to qualify. 2 months paystubs must be submitted to verify income. Lease Duration: - 12-month lease minimum - Lease may be renewed based on mutual agreement and satisfactory tenancy Utilities & Responsibilities: - Landlord pays Water and trash - Tenant pays Electricity, gas, internet/cable, and any other optional utilities or services - Tenant is responsible for keeping the patio and surrounding areas clean and well-maintained Pet Policy: - Small dogs and cats only (limit of 2 pets; subject to breed and weight restrictions) - Pet deposit may apply - Pets must be house-trained and not create nuisance or damage Parking: - Tenant may park in the attached garage, private space in front of garage, or street parking - No RVs, trailers, or commercial vehicles allowed without prior approval Smoking & Subleasing: - Absolutely no smoking inside the unit or on the premises - No subleasing or short-term rentals (e.g., Airbnb) permitted without landlord's written consent Additional Notes: - Renter's insurance is highly recommended - Credit/background check required via Zillow - Maximum occupancy: 4 residents - Security deposit and pet deposit (if applicable) required at lease signing - Unit will be delivered clean and unfurnished, with a stove provided
