Tenant Screening Disclosure All prospective tenants 18 years or older must complete an application and authorize tenant screening before approval. Screening may include review of credit history, criminal records, eviction/court records, civil records, rental history, landlord references, employment verification, income verification, and identity verification. Applications may be denied or approved with conditions based on incomplete or false application information, inability to verify identity/income/employment/rental history, insufficient income, negative rental history, unpaid landlord debt, prior eviction history, credit history, criminal history that creates a legitimate safety or property risk, or other information showing the applicant may not meet the obligations of tenancy. The applicant is responsible for the actual cost of the tenant screening report. Screening may be completed through Zillow or another tenant screening/consumer reporting service. If a consumer report is used, the applicant has the right to request a free copy of the report if denied or approved with conditions, and the right to dispute inaccurate information with the reporting agency. We do accept comprehensive reusable tenant screening reports made available by a consumer reporting agency. Notice of Non-Renewal and Early Termination Tenant must provide Landlord with written notice at least thirty (30) days before the end of the lease term if Tenant does not intend to renew or continue the tenancy. Failure to provide timely written notice may result in Tenant remaining responsible for rent and other amounts due under the rental agreement as allowed by law. If Tenant vacates, abandons the premises, or otherwise terminates the lease before the lease end date without Landlord's written agreement, Tenant remains responsible for rent and all other charges due under the lease until the earliest of the following occurs: the lease term ends, the premises are re-rented to a new tenant, or Landlord otherwise releases Tenant from further liability in writing. Landlord will make reasonable efforts to re-rent the premises as required by law. Other Terms No pets- non negotiable, owner has allergies- Tenant responsible for their own rooms and utilities (flat fee). Rent is due on the first of every month, no smoking indoors, street parking only, common area- main house kitchen and living room- are shared. No changes allowed to property unless permitted in writing by owner. You will be renting two bedrooms in the upstairs of the main home and will have a bathroom, shared with one roommate.
