Lease terms

Lease Term Minimum 12-month lease required. Lease start date July 3, 2026. Month-to-month may be considered after the initial 12-month term at landlord's discretion with 30 days written notice from either party. Smoking Policy This is a strictly non-smoking property. Smoking of any kind including cigarettes, cigars, vaping, and marijuana is prohibited inside the unit, on the patio, in the front yard, and in all common areas of the community. Violation of this policy will result in immediate lease termination. Any smoke damage or odor remediation costs will be deducted from the security deposit. Parking Policy One assigned covered carport space included with the unit One additional parking spot available via community permit program (included in rent) Carport space is for registered tenant vehicles only No commercial vehicles, RVs, or inoperable vehicles permitted Unauthorized vehicles subject to towing at owner's expense Pet Policy Maximum 2 pets permitted (dogs and cats) $500 refundable pet deposit per pet due at move-in $75 monthly pet rent per pet added to base rent Proof of current vaccinations required for all pets prior to move-in Tenant carries renter's insurance that includes pet liability coverage Tenant responsible for all pet-related damage beyond normal wear and tear Pets must be leashed in all common areas at all times Utilities Included in rent: Gas Water Trash Sewer heated Pool (in summer), gym, and clubhouse access ($50/day rent) Tenant responsible for: Electricity set up account with PG&E prior to move-in Internet tenant arranges own service provider Tenant Maintenance Responsibilities Tenant is responsible for the following day-to-day maintenance: Interior upkeep: Keep the unit clean and sanitary at all times Replace light bulbs, batteries in smoke detectors and carbon monoxide detectors Unclog minor drain blockages (hair, debris) Change HVAC air filters every every year in winter Promptly report any leaks, mold, or damage to landlord Outdoor areas: Keep front yard tidy and free of debris Keep patio clean and clear of hazards Appliances: Clean all appliances regularly including Robam hood filter (monthly recommended) Use washer and dryer per manufacturer instructions Report any appliance malfunction immediately What landlord handles: All major repairs and structural issues Plumbing and electrical beyond minor fixes Appliance repairs or replacement due to normal wear Exterior maintenance and HOA-related repairs Pest control if needed General Rules No subletting or Airbnb without prior written landlord approval Maximum 5 occupancy Tenant must obtain renter's insurance with minimum $100,000 liability coverage prior to move-in and maintain throughout tenancy Tenant must comply with all HOA rules and regulations Landlord provides 24-hour advance notice before any entry except emergencies Any alterations, painting, or modifications require prior written landlord approval Tenant responsible for returning unit in same condition as received, normal wear and tear excepted Application Requirements Completed rental application Proof of income minimum $11,000/month gross (2.5x monthly rent) Credit check minimum 740 score preferred Background check Two references previous landlord preferred First month's rent + security deposit due at lease signing Pet deposit due at lease signing if applicable
