Rental Terms & House Rules Lease Terms -Minimum lease term: 90 days. -A signed lease agreement is required prior to move-in. -The first month's rent and the security deposit must be paid before occupancy. Application & Screening -All applicants 18 years of age or older must complete a rental application. -A background check and credit screening are required as part of the application process. -Applicants must meet the property's rental qualification requirements. Utilities -The monthly rent includes: Water Sewer Garbage Electricity Internet Smoking & Drugs -This is a 100% smoke-free property. Smoking, vaping, or the use of any tobacco or cannabis products is prohibited inside the unit and anywhere on the property. -The use, possession, manufacture, or distribution of illegal drugs is strictly prohibited on the premises. Move-Out Notice -A minimum of 20 days' written notice is required before vacating the property or electing not to renew the lease. Pets -Up to two small pets are permitted with prior approval. -Applicable pet fees and/or monthly pet rent may apply. -Tenants are responsible for any damage caused by their pets. Parking -One dedicated parking space is included at no additional charge. Occupancy & Property Care -The property is to be occupied only by the individuals listed on the lease agreement. -Tenants are responsible for keeping the unit clean and in good condition throughout the tenancy. -Any maintenance issues or repairs must be reported promptly. -Quiet hours and respectful consideration for neighbors are expected at all times. General Terms -No subleasing or short-term rentals are permitted without the landlord's prior written consent. -Any damage beyond normal wear and tear will be the tenant's responsibility. -Failure to comply with the lease agreement or these house rules may result in lease violations or termination, subject to applicable Washington State and local laws.
