Lease terms

RENT: The rent for the Property is $3,200 per month, payable on the first day of each calendar month. SECURITY DEPOSIT: Upon execution of this Lease, Tenant will deposit with Landlord the sum of $2,000 as security for Tenant's faithful performance of the terms of this Lease. LAST MONTH'S RENT: Upon execution of this Lease, Tenant will also pay the Landlord an amount equal to one month's rent to be applied towards the last month of the lease term. UTILITIES: All utilities including, but not limited to, gas, water, electricity, cable, and internet will be the sole responsibility of the Tenant. Tenant shall ensure that all utilities are paid in a timely manner and maintained in good working order. LANDSCAPING: Landlord will provide landscaping services for the Property at no additional cost to Tenant. Landscaping services will be performed on a regular schedule, and any special requests or needed services outside of the standard landscaping maintenance will be the responsibility of the Tenant. (Depending on request) WASTE MANAGEMENT: Landlord will provide and maintain trash disposal services for the Property. Tenant agrees to dispose of all waste material generated during the rental period in a lawful manner and to place it in the waste disposal containers provided by the Landlord. MAINTENANCE AND REPAIR: Tenant will keep the Property in clean, sanitary, and good condition. If the Property is not kept in such condition, Landlord may employ professional cleaners or repair services at Tenant's expense.
