Tenant is required to obtain and maintain a standard Renter's Insurance policy with a minimum of $200,000 in liability coverage, naming the landlord as an interested party. 1. RENT AND DEPOSIT. First month's rent and one month's security deposit are due immediately upon the signing of this lease agreement. 2. UTILITIES AND SERVICES. Landlord shall be responsible for water and trash services. Tenant shall be solely responsible for electricity utilities. 3. TRASH DISPOSAL. Since trash is included, Tenant is responsible to take out the trash and bring the trash weekly according to the local collection schedule. 4. RENTER'S INSURANCE. Tenant is required to obtain and maintain a standard Renter's Insurance policy with a minimum of $200,000 in liability coverage throughout the duration of the lease. 5. MAINTENANCE AND NOTIFICATION. The property is newly built. Tenant must immediately notify the Landlord of any leaks, moisture, mold, or mechanical defects. Tenant shall be held liable for damages caused by failure to report such issues promptly. 6. NO SUBLEASE. Subleasing, short-term renting (e.g., Airbnb), or assigning this lease is strictly prohibited. 7. RESTRICTIONS. This is a strict NO SMOKING and NO Drugs property. This is a NO Pet property. 8. GUEST POLICY. Overnight guests may not stay on the premises for more than 7 consecutive days without the Landlord's prior written consent. 9. LANDLORD ENTRY. Landlord reserves the right to enter the premises for routine inspections, maintenance, or repairs, provided a written 24-hour advance notice is given to the Tenant (except in cases of emergency).
