Lease terms

Security Deposit: A security deposit equivalent to one month's rent is required upon signing the lease. This deposit will be held to cover any damages or unpaid rent and will be returned at the end of the lease, subject to inspection of the premises. Utilities: The renter is responsible for all utilities associated with the property, including but not limited to electricity, water, gas, internet, and trash collection. Smoking Policy: Smoking is strictly prohibited on the premises. This includes all indoor areas and outdoor spaces associated with the property. HOA Requirements: The renter agrees to abide by all HOA bylaws and regulations. Violation of these rules may result in fines imposed by the homeowners' association. It is the renter's responsibility to familiarize themselves with these bylaws. Trash and Recycling: Trash and recycling bins must be stored in the garage. Failure to comply with this rule may result in fines from the HOA. Maintenance Responsibilities: The renter is responsible for maintaining the interior of the property in a clean and orderly manner. Any necessary repairs should be promptly reported to the landlord. Early Termination: In the event the renter needs to terminate the lease early, a written notice must be provided 30 days in advance. The security deposit may be forfeited based on the remaining lease duration. Pets: No pets allowed. Alterations: The renter must obtain written consent from the landlord before making any alterations or improvements to the property.
