The rent for this property is $5,000/month + utilities. For initial rents and deposits we require 1st month's rent (pro-rated if moving in mid-month), last months rent, and the equivalent of a months rent worth of refundable security deposit. For utilities and services, the tenant would take the Idaho Power electric power bill into their name and the City of Ketchum water/sewer bill and the Clear Creek refuse collection bill (all mandatory). There is no natural gas to the property. Tenant would make their own decisions about how much/little cable TV and/or internet service they would want (not mandatory). The tenant is responsible for snow removal at the driveway, walkways, and decks of the property; if the roof needed to be shoveled for any reason, the landlord would be responsible for that. Landscaping is a shared responsibility with landlord taking care of spring clean up and irrigation activation and for fall clean up and irrigation blow out and tenant is responsible for regular lawn mowing and garden bed maintenance during the growing season. The property is strictly non-smoking. The landlord will consider a pet dog on a case-by-case basis and should the owner accept a pet at the property, it may be necessary for the tenant to pay to landlord an additional refundable pet deposit. Cats will not be considered for the property. The property has an attached single car garage that is appropriate for smaller-medium sized vehicles, but not for larger vehicles. There is ample parking in the driveway of the property. The landlord will provide the property in a very clean condition at the outset of the lease -- including that the carpets will have been professionally cleaned -- and therein requires that the property be returned in a very clean condition at the end of a tenancy, including that the carpets be professionally steam cleaned by tenant. If at the end of a tenancy there were cleaning deficiencies that needed to be addressed, those cleaning items/issues would be taken care of and the cleaning amounts would be deducted from the tenant's security deposit before refunding.
