Lease terms

Minimum 12 month or (1yr) Ground Rules 1. No Calls After Hours (9am-4pm Monday-Friday) Calls after hours won't be answered or returned. Instead, tenants should take pictures, fix minor issues themselves, and email us with details.This ensures the property stays in great condition and not constantly on-call on small issue. 2. No Exceptions for Late Fees Late fees will always be applied no excuses. Tenants will have endless reasons for being late, but this is also a business, and rent must be paid on time to protect the property. 3. Tenant is Responsible for Minor Repairs If the issue costs less than $100 to fix (like replacing a lightbulb or unclogging a drain), the tenant handles it. The landlord is not responsible for every minor inconvenience. 4. No Unauthorized Guests or Subletting The tenant signed the lease, not their cousin, best friend, or random Airbnb guest. Any long-term guests (over 7 days) must be approved in writing, and subletting without permission is a lease violation and will result in a fine (1) one months rent. 5. Utilities & HVAC Maintenance The tenant is responsible for all utility payments and must ensure they remain in good standing. Additionally, the tenant is required to replace the HVAC filter twice a year to maintain system efficiency. 6. Smoking is NOT permited including guest. 7. No pets allow inside the property including guest pets unless stated in the contract. A Pet security deposit is a refundable payment $500 on new signed lease. 8. Locksmith is Tenants responsibility 9. NO Drugs or any illegal substance in the property. 10. Unregister car is not allow in premises and will towed No later than April 1st
