Florida summers can be hot, and guests are advised to keep the temperature at or above 70F to prevent the AC unit from freezing, with a potential fine of up to $500 for violations. Propane for the grills is usually provided by guests, with a tank available to be filled. There is absolutely no smoking or drugs allowed inside the home or elsewhere on the property. A maximum of 12 guests are allowed at any given time. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community. Shoes are preferred to be removed indoors. Please respect the neighborhood and neighbors, being considerate with outdoor socializing after 10 pm and before 8 am, and keeping excessive noise to a minimum during this time. No fireworks of any kind or firearms on property, unless kept locked in a vehicle. Please take out the trash and dispose of it properly per instructions upon departure. Report damages immediately. The host reserves the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of any house rules. Check-out time is 10 AM, and late check-outs may incur a fee of up to $300. A damage protection option is required for all reservations, with options for a $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at $100) for stays of 2 nights or more. A written notification and host approval are required for pets, with a pet fee and $150 security deposit for up to one house-trained dog under 50 lbs.
