Lease terms

This property may be leased for 1 year with the opportunity to renew. Early termination is not permitted except under conditions outlined in the lease agreement and may be subject to penalties. Notice to Vacate: A minimum of 60 days' written notice is required by either party for non-renewal. Rent Payments: Rent is due in full on the 1st of each month. Late payments will incur a late fee. Continued late payment may result in lease termination. Utilities are set up and paid by the renter and wifi is not included and must be set up by the tenant. Pet Policy: Pets are permitted only with prior written approval from the landlord. A nonrefundable pet deposit of $250 per approved pet is required at lease signing. Unauthorized pets are grounds for immediate lease violation and may result in fines or eviction. No cats are allowed. Additional Terms: No subleasing is permitted under any circumstances. Tenant is responsible for setting up all utilities and internet. Smoking: Smoking of any kind, including tobacco, e-cigarettes, or marijuana, is strictly prohibited inside the home, garage, or any enclosed structure on the property. Smoking is permitted outdoors *only,* and all cigarette waste must be disposed of properly and not left on the premises. Drugs: The use, possession, or distribution of illegal substances or hard drugs (including but not limited to narcotics, hallucinogens, stimulants, and controlled substances not prescribed by a licensed medical professional) is strictly prohibited on the property. Any violation of this policy will result in immediate termination of the lease and potential legal action.
