Lease Terms: PLEASE READ CAREFULLY -THIS IS UNIT CAN BE USED FOR SECTION 8 VOUCHER, VETERAN HOUSING OR STUDENT HOUSING (STUDENT HOUSING UNIT WILL BE RENTED PER ROOM) Lease Duration:12-month lease. Lease starts on date lease is signed and ends one year on anniversary. Rent: Monthly rent: $1650 Rent due on the 1st of each month. Late payment fee: $50 if rent is not paid within 5 days after the due date. Security Deposit: Security deposit: $1650 due at lease signing. Refundable at the end of the lease, pending property inspection and no outstanding balances. Utilities: Utilities will be paid by the tenant. Utilities including [list utilities: electricity, gas, water, internet, etc.]. Maintenance and Repairs: Tenant responsible for basic upkeep within the units. Landlord will cover major repairs, including [appliance repairs, plumbing, etc.] Emergency maintenance available 24/7. Pets: ABSOLUTELY NO PETS ALLOWED Smoking Policy: ABSOLUTELY NO SMOKING ALLOWED No smoking allowed inside the property. Designated smoking area available outside (if applicable). Subletting/Guests: Subletting not permitted. Long-term guests (staying more than 7 days) must be approved by the landlord. Parking: Parking arrangements: Street parking Insurance: Renter's insurance optional but highly recommended. If tenant decides to have coverage please submit 15 days after signing lease. Tenants that decide to carry renter insurance must have a minimum liability coverage outlined in the policy. Alterations and Improvements: No alterations or improvements to the property without written consent from the landlord. Move-in/Move-out Inspection: A move-in inspection will be conducted, and a move-out inspection will occur at the end of the lease. Termination and Renewal: 30-day written notice required for lease termination or renewal request. Early termination fees may apply as specified in the lease agreement.
