The landlord is not responsible for every minor inconvenience. 4. No Unauthorized Guests or Subletting The tenant signed the lease, not their cousin, best friend, or random Airbnb guest. Any long-term guests (over 7 days) must be approved in writing, and subletting without permission is a lease violation and will result in a fine. 5. Utilities & HVAC Maintenance The tenant is responsible for all utility payments and must ensure they remain in good standing. Additionally, the tenant is required to replace the HVAC filter twice a year to maintain system efficiency. 6. Smoaking is NOT permited including guest. 7. No pets allow inside the property including guest pets unless stated in the contract. 8. Locksmith is Tenants responsibility 9. NO Drugs or any illegal substance in the property.
