Security deposit equal to one month's rent is due at lease signing. Deposit may be paid by Zelle or cashier's check. Security deposit is refundable after move-out, less any lawful deductions for unpaid rent, damage beyond ordinary wear and tear, cleaning necessary to return the unit to move-in condition, or other lease obligations. Any remaining deposit will be returned with an itemized statement within 21 calendar days after move-out, as required by California law. Pets are negotiable and subject to owner approval.
