Lease terms

Landlord pays garbage. Renter pays for water, and power. Internet and cable are not included in the rent. The renter will have to seek outside service for these amenities. Two pets are allowed. $250 pet deposit. Only dogs and cats are allowed and must be under 20 lbs. No smoking allowed. Deposit due upon on signing of the lease. Rent is due on the first and a late fee of $75 will be added to the rent on the 6th of the month. Rent can be paid via direct deposit or personal check. The tenant must promptly notify the landlord of any maintenance issues, needed repairs, or damaged or broken items within the home as soon as they are discovered. The tenant is responsible for the mowing and maintaining the yard and landscaping. If the tenant elects not to maintain the yard a fee of $100 will be added to the rent per month to hire yard maintenance. A quarterly inspection of the premises and home maybe conducted with a seven-day notification.
