Pets considered on case by case basis; pet rent will apply to all pets approved by property manager, which is not included in base rent shown. Parking or exterior storage unit available at additional costs under a stand alone agreement. Application is done online and is required for each person over 18. Application and screening fee paid directly by tenant via online application website. Identity verification, income documentation (including a min. of 2 months of most recent check stubs, 2 months of full bank account statements and any other documents we determine are necessary to confirm income is accurate and REAL - don't submit fake or AI generated documents, we can tell if they are real. Credit reports & scores and full background check are required for every applicant. Combined income must be 3x the rent. NOTE: Clients with public housing authority vouchers can elect for an alternate application screening process; contact for more information on list items/ actions needed for alternative screening - Reasonable amount of time to submit all alternate information for consideration is 3 business days. Building owner pays for water, site electrical and sewer, providing each unit a utility allowance included in base rent. Tenant is pays for electricity, gas, trash and unit utility allowance overages for water, sewer and site electrical - contact for more information on how utility allowances are calculate and set. Security deposit is max (1) month rent, depending on tenant credit and application profile. For clients with vouchers, actual rent amount subject to change based on mutual approval by Housing Authority and Property manager after application submission. Min lease is 12 months, but if staying less than 36 months, accelerated turn over costs will apply. Parking not included. Stand alone parking lease available for added cost, based on availability.
