Lease Details & Property Policies - Lease Term: Month-to-month tenancy available. A one-year lease may be considered after approval. - Rent: $1,800 per month. - Move-In Costs: First month's rent, last month's rent, and security deposit due at signing, as allowed by Massachusetts law. - Utilities: Owner pays for water, sewer and electric common areas. Tenant is responsible for gas and electric utilities, including heat, hot water, and electricity. - Parking: One off-street parking space included. Tenant must follow all parking rules and keep the area accessible and clean. - Smoking Policy: No smoking is allowed inside the apartment or anywhere inside the building. - Pet Policy: Assistance animals are considered with prior written approval from the owner. Tenant is responsible for any pet-related damage, additional cleaning, and compliance with property rules. - Laundry: No laundry facilities available on-site. - Lock & Key Policy: A $25 lock and key fee applies by the end of the first month. Tenant is responsible for lost keys, replacement keys, or lock changes requested due to tenant responsibility. - Tenant Responsibilities: Tenant must maintain the apartment in a clean and sanitary condition, properly dispose of trash, promptly report repairs or maintenance concerns, prevent damage, and use all appliances and fixtures responsibly. - Application & Screening Requirements: All applicants must complete a rental application and provide required documentation, which include proof of income, employment verification, rental history, references, and other lawful screening information like public records. Screening criteria will be applied consistently to all applicants. - Occupancy: Only approved residents listed on the rental agreement may occupy the apartment. - Alterations: No painting, modifications, or changes to the apartment without prior written approval from the owner.
