Owner pays for water. Tenants need to set up TEP / SWGas / WIFI * Additional Rental Requirements for 16161 N. Forecastle Dr. Catalina, AZ 85739. Rent is paid by Zelle or direct deposit. First, Last and Security Deposit required upon signing lease. NO checks. Rent is LATE as of COB on the 3rd day of the month. (A late fee of $100.00 will be charged and then a daily $25.00 every day until 7th day automatic Eviction). The Owner is NOT responsible for loss/theft or other insurance losses. Tenant must get their own Rental insurance. There will be a $50.00 Re-keying fee at the end of the rental period taken out of the deposit. Pets upon owner approval ONLY! All pets must be utd on shots and FIXED! NO Smoking due to fire/insurance stipulations. A fire pit or BBQ can be used depending on weather and burn permit regulations. A hose and/or fire extinguisher MUST be readily available. Renter MUST keep the property clean and tidy and weeded 30 feet around the trailer. NO accumulation of Trash allowed. All pet waste WILL be picked up on a WEEKLY basis and disposed of properly. There is limited trash service here. Large blankets, quilts, or rugs may NOT be washed in the washer. The washer and Dryer will NOT be fixed or replaced. It is up to the renter to keep them in good working condition. Septic Enzyme Powder will be provided and is the tenant's responsibility to put in toilet each month. NO storage of "broken" or "non-working" vehicles but an RV/UTV/Trailer is allowed. All vehicles must be registered. NO outside businesses, ex, childcare, auto mechanics, etc. NO Subletting or getting a roommate without PRIOR permission and an additional fee or rent may be required. Owner will provide (monthly) Air filters for the AC system. Owner will NOT provide water filters for the refrigerator. NO boarding of other animals allowed. NO storing of Flammable liquids in the Conex or storage containers. NO illegal drugs allowed on property. No hunting/ trapping allowed. NO poisons allowed. Owner parks an RV and extra vehicle/trailer on the property and frequently goes up and checks on the property with advanced notification to the tenant.
