Lease terms

Tenants is responsible for utilities such as gas, electric, water, internet. Landlord pays for lawncare, trash unless you choose to pay for your own trash removal and can keep up on the lawn care. Lawn has to be watered twice a week and mowed once a week. Pets are a limit of 2 pets with deposit. Rent is 2500.00 a month plus deposit which is due the 1st of the month if not paid by the 5th day of the month then their is a fee per week added for how many days late unless arrangements were made before the payment is due. I will not carry these utilities once you move in unless I need to carry the electrical, water, sewer, trash & gas if I have to carry these then your rent will be higher since it depends on the time of year on how much those utilities will cost it would cheaper if you could let the city; gas; trash company know that your renting from me so they don't charge you a large deposit too they can just give you a quote for what the utilities will be each month.

Utilities are provided by the City, Gas is natural gas through Northwestern Energy, Spectrum, or Allo can provide services for tenant internet, cable services, if you have Dish or Direct Tv I don't mind if you have it just get it cleared with me 1st before installation since there is only one place where you could install it! There is also a wood fireplace that can be used during the winter months or for emergencies only preferred. As for Renting to Own Will Not Do! I will not be showing this property until my current tenants are moved out and this means all showings will not start until towards THE END OF JULY! All potential tenants will submit to the background checks, credit checks due to the neighborhood is a very privately secured neighborhood. Most individuals in this neighborhood are in law enforcement, attorney's, doctor's and they do look out of each other and their properties just to give any potential tenant a heads up! No this is not a HOA neighborhood just a very tightly knitted community where everyone knows everyone in the neighborhood and everyone watches out for each others property, children since just a few miles down the road there are potential offenders on the other side of 13th street so everyone keeps a close eye on protecting those especially families with young children that walk to and from school since the schools are both within a mile or less from the residence. The high school Northwest is a mile to the north and Engelman Elementary School and Westridge Middle School are both less than 8 blocks from where this home is located there are 6 churches you can also join if your a church going kind of family that are all within walking distance of where this home sit. It's a very quiet part of NW GI if that is what your looking for there is only one downside if the wind is blowing from the west or southwest your going to get the smell from the feedlot that is west of the community but if you don't mind that then your in a good spot. You will be close to shopping centers and places to eat off of hwy 281 that are all less than 5-10 mins from the residence. The nearest hospital is CHI ST. Francis and the nearest clinics are GI Medical Clinic on Faidley Ave. which are both 16 mins away it's about just as far if your wanting to go to Family Practice or Regional for medical care. If you are a veteran then to the VA clinic it's about a 20 min drive. There are also a lot of veterans on this side of the community too so if your a veteran or related to a veteran and they will be included into the household there are plenty of activities close for them to do too. This house also has been modified for people with disabilities a shower and bedroom has been modified to accommodating for a disable individual.
