Lease Terms & Move-In Requirements Thank you for your interest! To help decide if this home is a perfect fit for you, please review our standard lease terms and community policies below. Lease Duration Term: 12-month standard lease (auto-renews to month-to-month upon expiration). Upfront Move-In Costs Security Deposit: Equal to exactly one month's rent (refundable at move-out, minus any deductions for unpaid rent, cleaning, or damage beyond normal wear and tear) First Month's Rent: Due prior to key handover (prorated if moving in mid-month). Application Fee: $35 per applicant over 18 (covers credit and background check). This fee is fully refundable to the chosen applicant upon successful approval and lease signing. Utilities & Services Tenant Pays: Electricity, gas, internet Owner Pays: HOA, trash, water Pet Policy Approval: Pets considered on a case-by-case basis with prior approval and breed verification. Pet Rent: $35 per month, per pet. Pet Deposit: $0 (All pet damages are covered under the standard, comprehensive one-month security deposit). Assistance Animals: Service and Emotional Support Animals (ESAs) are always welcome with proper documentation and are exempt from all pet fees/deposits. Other Policies Income Requirement: Combined gross monthly income must be at least 3x the monthly rent. Credit Requirement: Minimum preferred credit score of 700 with no prior evictions or rental collections. Smoking: Strictly no smoking inside the home. Parking: 2-car garage and ample street parking first come first served
