LEASE TERM & DURATION This Residential Lease Agreement shall begin on designated start date and shall terminate after a year at 11:59. Upon expiration of the initial fixed term, this Agreement shall automatically renew on a month-to-month basis. Either party may terminate this month-to-month tenancy by providing at least thirty (30) days' advance written notice to the other party. All other terms, rules, and covenants of this original Lease Agreement shall remain in full force and effect during the month-to-month tenancy. RENT & SECURITY DEPOSIT 1. Monthly Rent: The Tenant agrees to pay the Landlord a monthly rent amount of $1,400.00. Rent is due in advance on the first (1st) day of each calendar month. 2. Security Deposit: Prior to taking possession of the premises, the Tenant shall deposit with the Landlord the sum of $1,500.00 as a security deposit. This deposit will be held by the Landlord as security for any damages caused to the premises or any default under this Agreement during the tenancy. 3. Return of Deposit: Upon the termination of this lease, the Landlord shall return the security deposit to the Tenant, minus any lawful deductions for property damage beyond normal wear and tear, within the legally required timeframe under state law. The Landlord shall provide an itemized written statement of any deductions made.
