A credit check will be conducted for each adult applicant through TransUnion SmartMove. Each person 18 years of age or older who will reside in the home must submit an individual application through TransUnion SmartMove. The screening fee is $48 per applicant, paid directly to the screening service. 3. Income Requirements: Applicants must demonstrate stable and verifiable income. Preferred income guideline: at least 3.5 times or higher the monthly rent (net income). Income may be verified through: Pay stubs, W-2 forms, Employment verification letters and Two years of tax returns. Other reliable documentation Lawful sources of income may be accepted. Landlord reserves the right to directly contact employers, HR departments, or managers to verify employment status. 4. Rental History Applicants must demonstrate excellent rental history. Previous landlord references will be requested for the past two years. Applicants must provide authorization for rental verification. A history of timely rent payments and proper care of the property is required. Bank statements may be required if additional documentation becomes necessary for verification purposes. 5. Identification Government-issued photo identification is required for each applicant. Additional documentation may be requested to verify eligibility. 6.
