Lease Terms & Property Expectations Utilities: Tenant is responsible for establishing and paying for all utility services associated with the property. Appliances: The over-the-range microwave/vent hood is included with the property. If requested by the tenant, the owners will also provide a refrigerator and stove for use during the tenancy in accordance with applicable California law. Tenants may use their own refrigerator and stove if they prefer. Tenants are responsible for providing their own washer and dryer. No Smoking / No Pets: To help preserve the condition of this newly renovated home, smoking, vaping, and pets are not permitted anywhere inside the home or on the property unless otherwise required by law or specifically authorized in writing by the owners. Security Deposit & Move-In Costs: First month's rent and the security deposit, totaling $7,200, are due upon lease signing. The security deposit will be refunded in accordance with California law, less any lawful deductions for unpaid rent, cleaning beyond ordinary use, or damage beyond normal wear and tear. Keys & Gate Remotes: A replacement fee will apply for any lost or unreturned keys, gate remotes, or other access devices. Property Care: This home has been extensively renovated and is expected to be maintained in a clean, sanitary, and orderly condition throughout the tenancy. Tenants agree to promptly dispose of trash, properly maintain the premises, and notify the owners of any maintenance or pest issues as soon as they arise so they can be addressed before becoming more serious. Periodic Inspections: The owners may conduct routine property inspections approximately every three months, with advance notice provided as required by California law. These inspections are intended to ensure the property is being properly maintained, identify maintenance needs, and help protect the condition of the home.
