Lease terms

1. Rent, Term, and Deposit Lease Term: 12 months or Month-to-Month. Rent Amount due on the 1st of each month. Late fee of $50 applies if received after the 5th of the month. Security Deposit: A security deposit of 1x monthly rent is required prior to move-in. This deposit is held to cover damages beyond normal wear and tear, including damages to furnishings, appliances, and fixtures. 2. Tenant agrees to operate heating/cooling responsibly. Excessive energy use may result in a lease violation or renegotiation of utility terms 3. The property is leased fully furnished. A complete Inventory and Condition Checklist will be provided at move-in. Tenant agrees to return all furniture, decor, and appliances in the same condition as received, less normal wear and tear. Appliance Care: Tenant is responsible for basic upkeep of the new in-unit washer, dryer, and kitchen appliances (e.g., emptying lint traps, keeping the oven clean). 4. ADU-Specific Property Rules: Tenant agrees to observe quiet hours between 10:00 PM and 7:00 AM. Premises & Yard Access: The leased premises include the interior of Unit B The main house's backyard, patios, and driveways are strictly for the use of the main house residents unless otherwise explicitly agreed upon in writing. 5. Occupancy, Subletting, and Usage Occupancy Limit: Maximum occupancy for this 1-bedroom ADU is [e.g., 2 persons]. Only persons listed on the lease may reside at the property. Visitors staying longer than 7 consecutive nights require written permission from the Landlord. No Subletting or Short-Term Rentals: Tenant may not sublet the unit, nor list it on platforms such as Airbnb, VRBO, or Couchsurfing. Doing so is grounds for immediate lease termination. Residential Use Only: The property is for residential use only. No high-traffic home businesses are permitted. 6. Pets and Smoking Policy Smoking Policy: This is a strictly 100% smoke-free property. Smoking, vaping, or the use of e-cigarettes or marijuana is strictly prohibited inside the ADU, on the ADU patio/entryway, and anywhere on the shared property grounds. Pet Policy: Pets are permitted only with prior written approval, a signed Pet Addendum, and a non-refundable pet fee. 7. Tenant is responsible for day-to-day upkeep, including replacing lightbulbs, reporting leaks immediately, and keeping the unit clean and sanitary. Landlord Access: Landlord reserves the right to enter the unit for inspections, maintenance, or repairs with a minimum of 24 hours' notice, except in the case of an emergency (e.g., active water leak).
