Lease terms

Utilities, Move-In Costs & Property Policies Utilities As the landlord/owner, I will cover the following: * Water, sewer, and trash * Gas/heat up to $200 per billing period * Electricity for common areas, including the shared hallway, front porch, and common-area smoke detectors If the gas/heat bill exceeds $200, the tenant will be responsible for the amount over $200. Any outstanding balance for these charges must be paid in full no later than the end of the lease term or prior to renewal of the lease. The tenant is responsible for the electric service and electric bill for the apartment. Move-In Requirements At lease signing, the following will be required: * First month's rent * Last month's rent * Security deposit All required move-in funds and payment terms will be clearly stated in the lease agreement. Smoking Policy This is a NON-SMOKING apartment. Smoking inside the apartment or common areas is strictly prohibited. Pet Policy A maximum of one cat and one small dog under 40 pounds may be permitted with landlord approval. All pets must be disclosed to the landlord before the beginning of the lease agreement or, for an existing tenant, before a lease renewal or before bringing a new pet onto the property. Additional pet terms, if applicable, will be included in the lease agreement.
