All utilities are the responsibility of the tenant and include Propane Gas, PG&E Electric, Garbage. There is a generator for tenants use but it must be maintained by the tenant and landlord will not replace or repair it if it breaks. Property owner and his worker access the detached shop on the property which is not included in the rent. There is a separate driveway behind the house for this.
Gated entry. Landscaping is the tenant's responsibility including keeping grass/weeds no higher than 2" (riding lawn mower provided) within a 100' radius of the house. Tenant must also keep driveway, decks, etc clean of debris by blowing. Gardening and planting plants is ok with landlords permission.
