Lease terms

Rental term is April 1 - October 31, 2026. Shorter term may be negotiable. Shortest rental is one month. No smoking please, and no pets (HOA rule). There is one parking space in the garage. The tenant is expected to keep the place clean and tidy, and a housekeeper will be coming in once a month (included in the base rent). The landlord pays ALL utilities (electric, gas, water, cable, internet, trash, HOA). Snow removal and any lawn care is included. Garbage collection is weekly. The tenant must placed garbage in the large, bear proof dumpster. Please do not leave any food items outside or on the deck, as they attract bears and other wildlife.

Security deposit (equal to the first month rent) and the first month's rent are due upon signing the rental agreement. Get out of the heat and sticky humidity this summer! Come to the mountains. Steamboat Springs is famous for its winter: Olympic skiers, ski schools, champagne snow, and world-class skiing. The less mentioned fact is that Steamboat is the IDEAL mountain town in the spring, summer and fall. The weather is perfect, low humidity, no wind. The pace is un-hurried and comfortable. And, there is A LOT to do. The great outdoors is at its most beautiful from April to November. Hiking, biking, camping, paddle boarding, identifying wild flowers, rafting, horseback riding, fishing, pickle ball, yoga, volleyball, you-name-it, all within minutes of your door. Btw, no other Colorado community invests more in trails, whether paved in-town or well-maintained trails in the surrounding mountains. Steamboat is considered one of the most trail-focused towns in the U.S. Within the town there are 50+ miles of trails (including 24 contiguous miles starting from downtown), and over 500+ miles within a 15-mile radius. Music in Steamboat is fantastic from April to September. Come as you are, whether outside or in, and choose from many venues, with multiple free resort mountain and park concerts. Additionally, the jewel of Steamboat, The Strings Summer Music Festival, produces over 60 music events throughout the summer. (This year includes Herbie Hancock, Steve Earle, The Wallflowers, and many other genres). Oh, and more: a weekly farmer's market, a PBR rodeo every Friday and Saturday night, a fantastic public library (Bud Werner Library) that overlooks the Yampa river, a community college with non-credit classes, a free bus system throughout the town, art galleries, local farms where you can buy veggies, eggs, etc. Did I mention great restaurants? Regarding the condo, if you are looking for a quiet, beautiful, upscale home conveniently located to downtown, easy walking distance to the trail systems and Whistler park, and a one-mile walk to the resort mountain, this could be your home for the next few months. Excellent location. The top-floor condo is tucked into nature at the end of a cul-de-sac, in a very quiet neighborhood, with permanent Steamboat residents as your neighbors. The free bus stops at the entry of the Mustang Run complex every 15 minutes, and goes throughout Steamboat. My home is in a Minimum 30-day stay ONLY zone, which helps keep the living quiet and comfortable. No pets (sorry, HOA policy). I would prefer to rent the place for the entire period, and as I said, will give up revenue for the right tenant staying longer term. The living space is visually extended outdoors by the large private deck, with furniture and gas grill. Both bedrooms are private, corner rooms with ensuite bathrooms, large closets (that have built-in dresser and shelves), and windows on two sides with high quality shades. The ensuite bathrooms have shower/bathtub, tile floors, and fluffy towels and hair dryers. The primary bathroom has a large linen closet for storage. The primary bedroom is very large and includes an office setup, with desk (overlooking a seasonal creek and green space), a Herman Miller office chair, a large HP computer monitor, Canon laser printer/scanner, and fully stocked office supplies. The bed in the primary bedroom is very comfortable (high-end Posh and Lavish mattress - King size, high quality bedding, comforters and numerous pillows). The 2nd bedroom has two twin beds, with the same high quality linens, etc. A television is also in this room. This is a perfect guest room. The entry way is tiled, with a bench and coat pegs, and a large storage closet that includes built-in shelving and a coat bar. The full-sized washer and new dryer are in a closet in the hallway between the bedrooms, complete with laundry detergent, cleaning supplies, and extra kitchen and bathroom supplies. The hallway opens up to the spacious, light-filled open design that unites the upscale kitchen, dining and living areas. This lovely area is where you will spend most of your time while at home. The Garage is remote control entry, with a keypad entry also, if that is preferred. The one-car garage has space for bikes and other sports equipment, and items needing to be stored. Grocery shopping is five minutes away and visiting downtown is an easy ten minutes for all kinds of fun galleries, shopping, restaurants, and hot springs and fabulous gym. The free bus will also take you to these places. All services and utilities are included: Gas (includes heat and hot water), electricity, water, trash removal, Comcast/Xfinity cable with HBO, high-speed and reliable internet, Netflix, and lawn service. Rent also includes a once-a-month cleaning. My local handyman is available if necessary and I am prompt in my responses to your requests. Also, like most homes in Steamboat, opening the windows at night and closing them in the morning keeps the inside temperatures comfortable if/when there are hot days. This is the only property I own, and I self-manage it. It will be a spotless and very well-stocked apartment when you arrive. It is important to me that my tenants are well taken care of.
