Lease terms

Renter is responsible for all utilities (electricity, water, sewer, garbage, internet, phone, etc.). One year initial lease. Rent due on first day of the month, with a clear grace period (14 days) and late fee ($100). A security deposit of $2,450, and a pet deposit of $150 if applicable. Up to two pets, dogs and or cats only, each under 40 pounds, no exotic pets, must be licensed and vaccinated. Tenant must carry renters insurance of at least $100,000 in liability coverage. No smoking or vaping inside the house. Clear occupancy limits (no more than 8 residents). Guests can't stay longer than 14 consecutive days. Tenant responsible for yard care and house cleaning. Landlord responsible for maintenance of: heating, plumbing, electrical, and appliances. No painting allowed. Each adult occupant are jointly and severally liable. Inspection will be done after 30 days of move-in. Landlord has right to enter property with legal notice within 24 hours. Emergency repairs don't require prior notice.
