Lease terms

Minimum 12-month lease required. Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet/cable, and lawn maintenance. Renter's insurance is required throughout the lease term. No smoking or vaping is permitted anywhere inside the home or garage. Pets will be considered on a case-by-case basis with landlord approval, applicable pet fees, and breed restrictions. A security deposit and first month's rent are due prior to move-in. Applicants must successfully pass income verification, credit, criminal background, and eviction history screening. Minimum household gross income must be at least three (3) times the monthly rent. A minimum recommended credit score of 680 is preferred. No prior evictions, unpaid landlord collections, or recent bankruptcies. Occupancy must comply with all local and state regulations. Subletting, assigning the lease, or short-term rentals (including Airbnb, VRBO, or similar platforms) are not permitted without the landlord's prior written consent. Tenant agrees to maintain the property in clean condition, promptly report maintenance issues, replace HVAC air filters regularly, and comply with all HOA rules and regulations. Landscaping must be maintained throughout the lease term.
