Lease terms

Lease term: Initial 12 month lease. Utilities: Tenant is responsible for electricity, natural gas, water, internet/cable, and replacing HVAC and refrigerator filters when when owner-provided supply is exhausted. Owner pays sewer, trash and HOA dues. Water Softener: Home is equipped with a water softener. Tenant is responsible for maintaining an adequate supply of water softener salt. Owner is responsible for repairs and servicing the system. Parking: Attached 2-car garage and driveway parking. Street parking must comply with HOA rules and regulations. No RV, boat, or trailer parking. Landscaping: Owner will provide periodic landscape maintenance. Tenant is responsible for keeping yard clean, promptly disposing of pet waste, and notifying owner of any irrigation issues or landscaping concerns. Pets: Up to two dogs permitted with owner approval. Refundable $500 pet deposit required. No monthly pet rent. Tenant is responsible for any pet-related damage beyond normal wear and tear. Service animals are accommodated as required by applicable law. Non-Smoking Property: This is a completely non-smoking property. Smoking, vaping or the use of any tobacco, marijuana, e-cigarette, or similar products is prohibited anywhere on the property, including: inside the home, garage, patios/balconies, yard, driveway, and other outdoor areas. Any costs associated with smoke or odor remediation beyond normal wear and tear may be charged to the tenant.
