Lease terms

Lease Term The minimum lease term is 12 months. Monthly Rent Monthly rent is $1,650 and is due on the 1st day of each month. Your monthly rent includes one covered carport parking space, one tandem guest parking space, a mailbox key, and lawn maintenance. Late Rent Policy If rent is not received in full by the due date, late fees will be charged as follows: 4th day after the due date: $50 5th day after the due date: Additional $50 (Total: $100) 6th day after the due date: Additional $50 (Total: $150) 7th day after the due date: Additional $48 (Maximum Total: $198) Late fees are cumulative and will be added to any unpaid balance. Failure to pay rent may result in a Notice to Vacate and eviction proceedings in accordance with Texas law. Payment Requirements Full payment is required each month. Partial payments do not satisfy the rent obligation. Your account is not considered current until the full rent balance and all applicable late fees have been paid. Utilities Tenant is responsible for all separately metered utilities, including electricity, water, sewer, trash, cable, and internet. Home Features This single-story duplex offers one large bedroom with a walk-in closet, one remodeled bathroom, keyless home entry, two private entrances, no shared walls for added privacy, a private backyard with patio, and a mini-split heating and air conditioning system. The home includes a gas stove, refrigerator, washer and dryer connections, and a garbage disposal. Parking The property includes one covered carport parking space (Unit A side) and one uncovered tandem guest parking space. A maximum of two parking spaces is permitted. Occupancy & Property Policies Maximum occupancy is one resident, unless prior written approval is provided by the Landlord. Quiet hours are from 10:00 PM to 8:00 AM. The property is smoke-free and drug-free. Professional move-out cleaning is required. Guests may stay for up to 14 consecutive days, with a maximum of 30 total days per calendar year. Subleasing and roommate replacements are not permitted without the Landlord's prior written consent. The Tenant is responsible for keeping the property clean and sanitary and for routine upkeep as outlined in the lease. Additional Terms Early lease termination requires at least 60 days' written notice and is subject to a $3,300 early termination fee. Except in emergencies or as otherwise permitted by Texas law, the Landlord will provide at least 24 hours' notice before entering the property.
