Lease terms

First month's rent is due at the time the lease is signed. The security deposit and any applicable pet fees or deposits are also due prior to move-in, as outlined in the lease agreement. Owner pays for HOA dues and weekly trash collection. Tenant is responsible for all other utilities, including electricity, water, sewer, internet, cable, and any optional services. Lawn care may be performed by the tenant at no additional cost. If the tenant prefers not to maintain the lawn, professional lawn service may be provided for an additional $100 per month, added to the monthly rent. The property is located in a community governed by a Homeowners Association (HOA). Tenant agrees to comply with all HOA rules, regulations, and community standards throughout the lease term. Any fines, penalties, or violations resulting from the tenant's actions or negligence will be the tenant's responsibility. A maximum of two (2) pets is permitted with landlord approval. Applicable pet fees and/or pet deposit will apply. Tenant is required to maintain a valid renter's insurance policy for the duration of the lease and provide proof of coverage before move-in and upon renewal if requested. Tenant agrees to maintain the property in a clean, safe, and sanitary condition and promptly report any maintenance concerns to the owner. This is a non-smoking property. All lease terms are subject to the signed South Carolina Residential Lease Agreement. South Carolina law permits landlords and tenants to establish these terms by mutual agreement, including when rent is due, provided they comply with state law.
