Lease terms
Lease Term Minimum 12-month lease required. Rent due on the 1st of each month. If rent is not received by 11:59 PM on the 3rd day of the month, a late fee equal to 10% of the monthly rent shall be assessed Security deposit required prior to move-in. Property Care & Maintenance Tenant agrees to maintain the property in a clean, safe, and well-kept condition throughout the lease term. Tenant Responsibilities: Maintain all lawn areas, landscaping, flower beds, shrubs, mulch beds, and exterior appearance of the property. Mow, edge, weed, water, and maintain landscaping as needed to comply with neighborhood standards. Replace HVAC filters regularly as directed by landlord. Replace standard light bulbs and smoke detector batteries as needed. Keep the property free of trash, debris, and excessive clutter. Promptly report any maintenance issues, leaks, appliance malfunctions, or safety concerns. Maintain cleanliness sufficient to prevent pest infestations. Responsible for unclogging drains, toilets, and sinks resulting from tenant use. Responsible for repairs resulting from negligence, misuse, abuse, or damage caused by tenant, occupants, guests, or pets. Landlord Responsibilities: Major repairs and maintenance of HVAC systems, plumbing systems, electrical systems, water heater, structural components, roof, and landlord-provided appliances, except where damage is caused by tenant misuse or negligence. Compliance with applicable landlord obligations under Tennessee law. HOA Requirements Tenant agrees to comply with all Homeowners Association rules, regulations, and community standards, including any future amendments provided during the lease term. Failure to comply with HOA rules resulting in fines shall be the responsibility of the tenant if caused by tenant actions or omissions. Parking No street parking permitted at any time. Vehicles must be parked only in designated driveway or garage spaces. Inoperable, unregistered, or abandoned vehicles are prohibited. Tenant is responsible for any fines, towing fees, or HOA penalties resulting from parking violations. Pets Pets permitted subject to landlord approval. Non-refundable pet fee: $300 per pet. Monthly pet rent: $50 per approved pet. Maximum of two dogs (50 pound limit each) unless otherwise approved in writing. Tenant is responsible for all pet-related damage, odors, stains, waste removal, and nuisance complaints. Alterations No painting, satellite installation, fixtures, landscaping modifications, or alterations without prior written approval from landlord. Smoking No smoking or vaping permitted inside the residence, garage, or within enclosed areas of the property. Occupancy Only approved occupants listed on the lease may reside at the property. Subletting or short-term rentals, including Airbnb or similar services, are prohibited without written consent. Utilities Tenant responsible for all utilities, including electric, water, sewer, gas, internet, cable, and trash service unless otherwise specified. Property Condition Tenant acknowledges receipt of the property in good condition and agrees to return it in substantially the same condition, ordinary wear and tear excepted. Renter's Insurance Tenant shall maintain renter's insurance throughout the lease term with a minimum liability coverage amount of $100,000 and provide proof upon request. Maintenance Reporting Tenant shall promptly report any maintenance issue. Failure to report a condition that results in additional damage may make tenant responsible for the resulting repair costs. Tenant shall maintain exterior appearance to HOA standards. If landlord receives an HOA violation caused by tenant's failure to maintain the property, tenant shall correct the issue within the HOA's cure period and reimburse any fines assessed. Background Screening Requirement As a condition of tenancy, all applicants eighteen (18) years of age or older who will occupy the property must complete and pass a background screening conducted through the landlord's designated screening service. Screening may include verification of identity, credit history, criminal background, eviction history, employment, income, and rental history. Applicants are responsible for paying any applicable screening fees. The landlord reserves the right to approve or deny any application based on the results of the screening, consistent with all applicable federal, state, and local fair housing laws. Submission of an application or completion of a background check does not guarantee approval or create a lease agreement. Default Violations of lease terms, HOA requirements, parking restrictions, pet policies, or property maintenance standards may constitute lease default and may result in fees, notices to cure, or termination as permitted by law .
