Lease terms

Lease Duration Minimum lease term: 6 or 12 months (depending on availability). Month-to-month options may be available after the initial lease term for an additional fee, if offered. Rent & Security Deposit Rent is due on the 1st of each month. A security deposit is required before move-in. Late fees may apply if rent is not paid by the due date, as permitted by Texas law and the lease agreement. Utilities Utilitiess areshared ; each resident pays $100.00 after that the bills are paid by the landlord (electricity, water, gas, internet, trash) or shared among tenants. If included, any usage limits should be clearly stated. Occupancy Each room is intended for one occupant unless otherwise approved in writing. No overnight guests are permitted only in accordance with the lease and house rules. Background Screening All applicants are subject to a background check, credit review, income verification, rental history review, and employment verification. Smoking No smoking or vaping inside the home. Pets Pets are not allowed. Maintenance Residents should promptly report maintenance issues. Tenants are responsible for keeping their rooms and shared spaces clean and notifying management of any damage. Shared Spaces Common areas, including the kitchen, living room, laundry room, and bathrooms, must be kept clean and shared respectfully with other residents. Parking Parking is available on a first-come, first-served basis unless assigned. Move-In Requirements Approved application. Signed lease agreement. Security deposit and first month's rent paid before receiving keys. Compliance All tenants must comply with the lease agreement, community rules, and applicable Texas laws.
