Water, sewer and garbage included in rent. CRITERIA FOR TENANT SELECTION: INCOME: Gross income equal to or above 3 times the rent. Two month's most recent pay stubs required. CREDIT HISTORY: In good standing with no collections within the last year and a credit score of at least 680. LANDLORD/MORTAGAGE HISTORY: In good standing with 2 verifiable rental references. No eviction notices unless approved by property manager or owner. EMPLOYMENT HISTORY: In good standing with at least 1 year of job history with current employer. Unless transferring for work from out of the area. In which case must have a lease 1 year of job history in current field of work. Also, one verifiable previous employer. CRIMINAL HISTORY: Some limitations may apply. Please consult when applying. IDENIFICATION REQUIREMENTS: Driver's License, State ID, Passport or Social Security Card required. DEBIT: No excessive debt which may impact applicant(s) ability to pay rent. SMOKING: No smoking of any type on the premises. PETS: One well behaved cat considered on a case by case basis with addition pet deposit and monthly pet rent. TO MOVE IN: $50 application fee, 1st month rent and deposit equal to one month rent. WHEN APPLYING: All occupants over the age of 18 must completely fill out a rental application and pay a $50 application fee. A holding deposit in the amount of 25% of one month rent is required with a signed "Agreement To Enter In To A Lease Agreement."
