Lease terms

Your monthly rent of $1700.00 USD is due on the 1st of each month, with a four-day grace period. Payments are conveniently made via our online portal. Please note that a 20% late fee will be applied to your outstanding balance if payment is not received by the 5th of the month. Failure to pay rent for two consecutive months will result in the immediate termination of your lease, and you will be required to vacate the property. This is a one-year lease agreement. Should you wish to renew, you must provide 30 days' written notice via email before your lease expires. If you decide to terminate the lease early, 60 days' notice is required, otherwise, a penalty equivalent to two months' rent will be due. A security deposit equal to two months' rent is required upfront; however, one month's rent will be refunded at the end of the year if no damages beyond normal wear and tear are present. All utilities are the tenant's responsibility, and tenants are also responsible for all maintenance and repairs, with the exception of major structural issues, which fall under the homeowner's purview. Please note, no pets are permitted on the property. The occupancy limit for this home is four to six individuals, and subleasing is strictly prohibited and will result in a breach of contract. To ensure a peaceful living environment, we enforce a strict no loud noises policy. Furthermore, no alterations to the paint or any other part of the property are allowed, including hanging pictures. Smoking is permitted only outside the house. Additionally, to maintain a neutral environment, no religious structures, statues, or items related to religious or political views are permitted on the property. The landlord or their designated representatives may enter the property with 48 hours' notice for necessary reasons, and you can arrange your move-in by contacting the landlord directly.
