Lease Agreement MUST be signed by Notary Amendments to this agreement may be made prior to commencement of lease. -Lease Duration: 6 months- 2 years -Rent Payment: Tenant agrees to pay the monthly rent in the amount of $2,400.00 on or before the first of each month. -Security Deposit: A security deposit of $2,400.00 is due upon signing this Agreement. This deposit will be returned within 30 days after the termination of the lease, unless there are deductions for unpaid rent or damages. -Utilities: The following utilities and services are included in the monthly rent: Water Bill, Electric/ Power Bill, Wifi connection, and Lawn service. Water and Power are included up to a specified limit. If the tenant exceeds the limit, they will be responsible for covering the additional cost. -Maintenance and Repairs: The Tenant agrees to promptly report any damages or maintenance issues to the Landlord. Failure to report damages in a timely manner may result in the Tenant being held responsible for additional costs. Tenant shall be responsible for damages caused by negligence or misuse. Negligence includes, but is not limited to, actions such as: Failure to promptly report issues that may lead to damages. Intentional or reckless actions causing damage to the property. Violation of terms outlined in this agreement leading to property damage. -Inspection: Tenants are required to conduct both a pre- and post-inspection, notifying the landlord of any pre-existing damages or issues. Failure to communicate concerns before the commencement of the lease may lead to the tenant being held responsible, potentially resulting in the forfeiture of the security deposit and applicable repair fees. -Heating, Cooling and Water System: The Tenant agrees not to change or alter the preset settings of the heating, cooling, and water heater systems. Temperature in unit may be adjusted. -Termination: Either party may terminate this lease with 30 days written notice prior to the end of the lease term. Tenant will be responsible for payment of the remaining months if terminated before lease ends. -Pets: Pets, including but not limited to dogs, cats, birds, reptiles, and any other animals, are strictly prohibited on the leased premises without the prior written consent of the landlord. This policy applies to both permanent and temporary visits by pets. Any violation of this no pets policy will result in immediate action, including the possibility of termination of the lease agreement, forfeiture of security deposit, and additional cleaning fees. -Late Fee: A late fee of $50 will be charged for rent payments received 10 days after the due date. -Entry for Maintenance: The Landlord reserves the right to enter the premises for the purpose of repairs and maintenance. The Tenant will be given reasonable notice, except in cases of emergency. -Subleasing: Tenant agrees not to sublease the property without written consent from the Landlord. -Governing Law: This Agreement shall be governed by the laws of Georgia. -Garbage: Trash should be bagged and placed in the appropriate bins, except for recyclable items. The green bin is designated for trash, while the blue bin is meant for recycling. Garbage should be taken to the curb on Monday evening for pickup on Tuesday morning. After collection on Tuesday, bins must be returned to their designated spot in the backyard. -Drainage: Kindly ensure the gathering of hair debris in the shower and dispose of it in the trash. Avoid letting it accumulate in the drain, as this may lead to drainage problems. The master bedroom bathroom is equipped with a built-in hair collector that should be consistently in place. If drainage becomes sluggish, remove the drain cover and clean the hair collector promptly. -Plumbing: Residents are hereby informed that, despite certain products being marketed as flushable, all flushable items must be disposed of in the provided trash cans. This includes, but is not limited to, wipes, feminine hygiene products, and similar items. Flushing such items may lead to plumbing issues, and any resulting damages will be the responsibility of the resident. Your cooperation in adhering to this policy is crucial to maintain proper functioning of the plumbing system and prevent avoidable maintenance expenses. -Parking: Tenants are exclusively permitted to utilize the designated gravel driveway, which can accommodate up to three vehicles. Parking on the grass, in the neighboring driveway, or blocking access to the neighbor's driveway is strictly prohibited. Violation of this parking policy may result in penalties or towing at the tenant's expense. Your compliance with these guidelines is essential to ensure harmonious relationships with neighbors and the proper maintenance of the property. -Smoking: Smoking is strictly prohibited within the leased premises, including but not limited to the interior of the dwelling, balconies, patios, and common areas. This prohibition extends to all forms of smoking, including cigarettes, cigars, electronic cigarettes, and any other tobacco or vaping products. Tenants, as well as their guests, are required to refrain from smoking on the property. Violation of this no smoking policy will result in immediate consequences, including but not limited to fines and potential termination of the lease agreement. The tenant is responsible for any costs associated with cleaning or repairs due to smoke-related damage. This no smoking policy is in effect to maintain a healthy and safe living environment for all residents and to comply with local regulations. -Parties: Tenant agrees not to host or organize any parties, gatherings, or events on the leased premises without the prior written consent of the landlord. Any request for such an event must be submitted to the landlord for approval at least 14 days in advance. The landlord reserves the right to grant or deny approval at their sole discretion. If approval is granted, the tenant agrees to adhere to any conditions set forth by the landlord regarding the event. In the absence of written approval, tenants are strictly prohibited from hosting parties or events. Violation of this clause may result in penalties, fines, or termination of the lease agreement. The tenant is responsible for any damages, disturbances, or disruptions caused by unauthorized parties. This policy is in place to ensure the peaceful enjoyment of the property by all residents and to maintain a secure and comfortable living environment. -Patio: Backyard patio has a propane gas heater that MUST be turned off after usage at the gas switch AND the on/off knob. -Backyard: Gate MUST be locked at all times when not in active usage.
