Lease terms

Lease terms: 12-month minimum lease. Rent $1,950/month. Security deposit equal to one month's rent ($1,950) due at signing, along with first month's rent. Utilities: Renter is responsible for all utilities (electric, water, gas, trash, internet). Renter handles lawn care and maintains the yard. Insurance: Renters insurance with minimum $100,000 liability coverage is required for the duration of the lease; proof of coverage due before move-in. Pets: Up to 2 pets allowed (1 cat and 1 small dog under 40 lbs) with a one-time $500 pet fee. Assistance animals welcome per fair housing law and exempt from pet fees. Smoking: No smoking or vaping of any kind anywhere on the premises, including the yard, porch, and garage. Screening criteria: All applicants 18+ must apply and undergo credit/background screening ($35 application fee, paid by applicant). Minimum requirements: gross monthly household income of 3x rent ($5,850, verifiable via paystubs or offer letter), minimum credit score of 650, no evictions in the past 5 years, and positive rental or mortgage history. Criteria may be flexible with compensating factors (e.g., increased deposit). Applications processed in the order received.
