Tenant Requirements Smoke Free and Animal Free Environment All tenants are required to maintain a smoke-free and animal-free living environment within the premises. Smoking of any kind including but not limited to tobacco, marijuana, and vaping products is strictly prohibited inside the property. Additionally, no animals or pets of any kind are allowed on the premises at any time, either temporarily or permanently, without prior written consent from management. Tenants must NOT allow guests to smoke or bring any animals in the home at any time. Renters Insurance Requirement Each tenant must obtain and maintain a current renters insurance policy for the duration of their lease. Proof of insurance must be provided before move-in and updated upon each renewal or change of policy. Additional Insured: Tenants are required to list Jenny's Genes, LLC as an additional insured party on their renters insurance policy. Documentation of this inclusion must be furnished to management as part of the proof of insurance. Valid renters insurance is required throughout the tenancy. Jenny's Genes, LLC must be listed as additional insured on all policies. Failure to comply may result in lease violations or termination. Guarantor Insurance may be required for occupant(s) Tenants Maintenance: During the winter months, tenants are responsible for the timely removal of snow from all porches, walkways, and sidewalks associated with their unit. This includes shoveling and applying salt as necessary to maintain safe and accessible conditions. Tenants must also keep their units clean and orderly at all times. Should any repairs, issues, or maintenance needs arise within the unit, tenants are required to notify management immediately using the contact information provided at the time of lease signing. Jenny's Genes provides quarterly maintenance to all units. Tenants will be contacted prior to prepare for the dates and times of these quarterly maintenance.
