Renters are also responsible for the regular upkeep of the house, like changing AC filters and trash removal. No boats or RV allowed on the property. No smoking in the house. Pet fee is non refundable, it's $300 for the first pet and $150 for the second and third pet. Absolutely no more than 3 pets. Tenants got to follow the HOA rules and regulations. Lease will be for one year. After that depending on the tenants and landlord needs will be month to month. 45 days notice required to move out for tenants and landlord to end the contract. Landlord will inspect the property once or twice a year. Official lease will be signed at the property after the tenant and landlord do a walk through.
