-Utilities included in rent -This contract is until 30 June 2027 Tenant Screening Criteria Disclosure In compliance with Utah Code 57-22-4(5) Before accepting any payment including application or holding fees we are required to disclose our written tenant screening criteria. Please read the following carefully. By submitting an application, you acknowledge that you have reviewed this information. Application Fee A non-refundable application fee of $35 is required to process each application. Screening Criteria We evaluate applicants based on the following: 1. Income Requirements Monthly gross income must be at least 3x the monthly rent from the applicant or co-applicant. Proof of income (pay stubs, tax returns, or employer letter) is required. 2. Credit History A credit check will be performed. Preferred minimum credit score: 720 from the applicant or co-applicant. Applicants with no credit or poor credit may be required to provide a co-signer or pay an additional deposit. 3. Rental History Must have no prior evictions in the past 5 years. Positive rental references are required from past landlords. 4. Criminal Background Check We conduct a nationwide criminal background check. Disqualifying convictions may include: - Drug manufacturing or distribution - Violent crimes - Sex offenses - Recent felony convictions (within last 5 7 years) Each application is reviewed individually, and mitigating factors may be considered. 5. Occupancy Limits No more than 1 occupant per bedroom, per local housing code. Other Considerations Valid government-issued photo ID is required for all applicants. Applications are processed in the order received, once all documentation is submitted. No pets or smoking allowed on the property. -There are two parking stall, several visitor stalls, and street parking all available to use.
