No Smoking: Smoking is strictly prohibited within the premises of the property. This includes all indoor areas, as well as any outdoor spaces such as balconies, patios, and the backyard. Tenant Pays Utilities. Pets: Pets may be allowed, subject to negotiation and approval. The acceptance of pets will be determined on a case-by-case basis and is contingent upon the breed and size of the pet. Additional pet deposit and/or pet rent may be required. A pet agreement will be incorporated into the lease, outlining any specific pet-related rules and responsibilities. Rent Payment: Monthly rent is due on the first day of each month. Tenants are expected to promptly report any maintenance or repair issues to the landlord or property management. Minor repairs due to tenant negligence may be the responsibility of the tenant. Termination and Renewal: The lease term will be specified in the lease agreement. Upon the expiration of the lease, tenants may have the option to renew the lease, subject to the mutual agreement of both parties. Notice periods for lease termination or renewal will also be outlined in the lease agreement. Occupancy and Subletting: The property is to be occupied only by the individuals named in the lease agreement. Subletting or assigning the lease without the written consent of the landlord is strictly prohibited. Property Insurance: It is recommended that tenants obtain renter's insurance to protect their personal belongings and liability. The landlord's insurance will generally not cover tenants' personal property. Compliance with Laws: Tenants are expected to comply with all applicable federal, state, and local laws, including building codes, health and safety regulations, and noise ordinances.
