Lease terms

$2,950 per month, all in. Available 1 October. Included in the rent: electricity, high speed wifi, weekly pool service, lawn and landscaping. No accounts to open, no deposits to chase, no furniture to buy, no yard to mow, no pool to figure out. One payment a month and nothing else to think about. On price, so it doesn't look too good to be true. Comparable unfurnished rentals around here start near $2,600. Add roughly $680 a month in utilities and services, plus the cost of furnishing a whole house, and you're at about $3,550 for the equivalent. At $2,950 that's around 17% less, and it's priced that way because of the room I keep and my occasional stays. That's the whole catch. Term: month to month, though I'm looking for someone planning to stay at least a year. Happy to write a fixed term if you'd rather have the certainty. Not included: the garage isn't part of the rental, and I'll need driveway access on the occasions I'm here, but otherwise the driveway is available to you. Pets: sorry, none at this time. Requirements: gross income of three times the rent, verifiable rental history, credit and background check, and renters insurance in place before move-in. Happy to do a video walkthrough before you travel. No money changes hands until there's a signed lease.
