Lease terms

The lease is for a period of 1-year. Longer terms can be negotiated if desired. No smoking / vaping anywhere on the property Pets are possibly acceptable but must be discussed and agreed upon. Renter responsible for utilities (water/sewer/electric). The landlord will pay all HOA fees. Rental insurance must be purchased and the declarations page provided to the landlord prior to the renter receiving access to the property. No exceptions. Occupancy of the building is limited to the person on the lease. Overnight stays of guests is limited to three consecutive nights. No subletting of the property/structure Details of your pet policy In addition to specifying the kinds of pets accepted at your property, which will help renters narrow their search, you should also give more information in the lease terms. Here are some points to include: Pets have been approved in the past and are allowed on a case by case basis. Typically, one dog under 50 pounds, or a single cat are acceptable.
