This Short-Term Rental Agreement (the "Agreement") is made and entered into as of the date set forth on the signature page by and between Gordana Jordanovska ("Leaseholder") and _________ ("Guest"). For good and valuable consideration, the sufficiency of which is hereby acknowledged, the parties agree as follows: 1. Property Details The rental property is located at:16 Rockrose Ct. Napa CA, 94558 The furnished property includes the following: Bed Two nightstands with lighting Desk with task chair Dresser Shelving unit Smart TV Full-length mirror Bath towels, hair dryer, and bedding Shared common spaces include the kitchen, laundry room, and dining room. The property also includes access to a private backyard & deck. 2. Occupancy The maximum occupancy is limited to one (1) person. 3. Term of Lease Minimum stay: 30 days Maximum stay: 90 days (Extensions can be considered for approval by the Leaseholder 30 before the move-out date) 4. Rental Rules The Guest agrees to comply with all Rental Rules at all times and shall ensure that any permitted visitors also adhere to the rules. The key rental conditions include: Access: The Leaseholder reserves the right to access the property for necessary repairs and inspections, ensuring reasonable notice is provided. Overnight Guests: No overnight guests are permitted without prior written approval from the Leaseholder. Approval is granted on a case-by-case basis. Parties and Gatherings: Parties are strictly prohibited. Food Storage: All food must be stored in the refrigerator. Any opened food in the kitchen must be kept in a sealed container. Cleanliness: Shared spaces must be kept clean at all times. 5. Rental Rate & Fees The total amount due at signing must be paid in full to secure the reservation. The payment breakdown is as follows: Monthly Rent: $2,100 Reservation/Security Deposit: $1,000 (Refundable at the end of stay) Cleaning Fee: $150 Total Due at Signing: $3,350 Payment Method: Payable via Zelle to Host
