Lease terms

Before scheduling an appointment, applying through Zillow and or making contact with us, please keep the following in mind: 1) We look for a reasonable credit score (roughly 600 or better) 2) We require the following on all applicants 18 years of age and older: a background check, a credit check and an employment verification check on all. All applicants must sign up and use the Zillow Screening application. The Zillow Fee each applicant is $35.00 each and is non-refundable unless accepted as a tenant. 3) We use the 30% income rule for monthly rental payments with applicants. Which means "household" monthly rent should be 30% of gross "household" monthly income. This equates to roughly $6200.00 gross "household" monthly income or $74,400.00/gross "household" yearly income. 4) Applicants must have job history in their current field of at least 1 year or more. 5) No evictions within the last 7 years. 6) No current bankruptcies. 7) Applicant should have a history of making on-time payments. 8) Before booking a tour, if you have any questions, please contact first. Thank You! Here's a few topics covered in the lease agreement: 1) No smoking inside of the house. Outside smoking is allowed. 2) Pets: Up to 2 small dogs (35 lbs. each or less) or 2 cats or a combination of both will be allowed with a $250.00 deposit per per and $25.00 rent fee per pet/per month. Breed restrictions do apply. 3) Landlord will provide lawn care services. 4) Driveway and garage are the only approved parking spaces to be used. 5) Resident is responsible for all utilities (electric, gas, water, garbage service). 6) Renter's Insurance is required.
