Landlord will cover water, sewer, and trash services, while the tenant is responsible for electricity, gas, and internet. A 12-month lease is required, and rent is due on the first of each month with a three-day grace period. Smoking is not permitted on the property, and subleasing is strictly prohibited. The tenant is responsible for any and all damages that occur during their tenancy, including clogs caused by improper disposal of items such as wipes, grease, or hygiene products. In the event of a lockout, the tenant will be responsible for any locksmith costs, and no unauthorized lock changes are allowed. Any maintenance issues must be reported promptly, and tenants are not permitted to paint or make any modifications to the property. Quarterly inspections will be conducted without exception.
